These Terms and Conditions govern reservations and stays at Hermitage Luxury Private Villa (“the Property”), operated via www.vlatos.gr/hermitage by Martin Vlatos. By submitting a reservation request and/or making payment, you (“Guest”, “you”) agree to these terms.

1. Booking and Confirmation

• Reservations are requests only. We confirm availability, provide a cost breakdown (including any extras), and send a secure payment link.
• A booking is confirmed only upon receipt of payment (or deposit) and our written confirmation email.
• The Property accommodates a maximum of 3 guests (2 adults + 1 child; sofa bed available). Exceeding this without prior approval may result in immediate termination without refund.
• Minimum stay: 3 nights. Shorter stays may be considered off-season with surcharge.

2. Rates and Payment

• Rates (per night, in EUR):
  • Low season (Dec–Mar): €90
  • Mid-season (Apr–May, Oct–Nov): €150
  • High season (Jun–Sep): €180
• Rates include: utilities (solar-powered), WiFi, basic provisions (water, tea/coffee, linens, towels), final cleaning.
• Extras (optional): Gourmet package, luggage transfer, additional services (quoted separately).
• Payment options: Credit/debit card (Visa/Mastercard), bank transfer (IBAN), cash on arrival, or Bitcoin (BTC).
• All payments are non-refundable except as per cancellation policy.

3. Cancellation and Refunds

• Full refund if cancelled at least 5 days before check-in.
• 50% refund if cancelled within 5 days of check-in.
• No-show or early departure: No refund.
• We reserve the right to cancel for force majeure (e.g., extreme weather, natural disasters) with full refund or alternative dates.

4. Check-in and Check-out

• Check-in: After 18:00 (6 PM).
• Check-out: Before 11:00 (11 AM).
• Access: Meet at Edap. Od. Vlatos-Kameno Selinou, Vlatos 73012, Chania, Greece (exact: https://maps.app.goo.gl/RB4cnzZxhGuJDj4h7). The final 700m is a dirt track walk from free roadside parking; 4×4/high-clearance vehicle recommended.
• Luggage transfer available on request (extra fee).
• Late check-in/out may incur fees (subject to availability).

5. Property Use and House Rules

• The Property is off-grid (solar-powered electricity, gas-heated water) — conserve energy/water.
• No smoking indoors or near fabrics.
• No parties/events; quiet enjoyment expected (respect neighbors and nature).
• Pets: Not permitted.
• Natural infinity pool (4x8m): Unsupervised — swim at your own risk. No lifeguard; children must be supervised. Use outside shower before entering.
• Safety: Carbon monoxide/smoke alarms, fire extinguisher, first aid kit provided. Terraces have heights without full railings — take care, especially at night. Use flashlight for paths.
• Guests are responsible for reasonable care; report issues immediately.
• No subletting or additional guests without approval.

6. Liability and Damages

• Guests are liable for any damage, loss, or excessive cleaning beyond normal wear (charged from security deposit or invoiced).
• We are not liable for personal injury, loss/theft of belongings, or issues arising from misuse, except where required by Greek law.
• Guests assume all risks associated with the remote mountain location, dirt track access, wildlife, and natural pool.
• Guests must have valid travel insurance covering cancellation, medical, and property damage.

7. Cleaning and Maintenance

• Final cleaning included. Additional mid-stay cleaning available on request (fee applies).
• Guests must leave the Property in reasonable condition.

8. Privacy and Data

• Personal data collected during booking is processed per our Privacy Policy (linked on site) and GDPR.
• We do not store full payment details; third-party processors (e.g., card providers) handle secure transactions.

9. Governing Law and Disputes

• These terms are governed by Greek law.
• Disputes resolved amicably first; otherwise, courts of Chania, Greece.

10. Changes and Force Majeure

• We may update these terms (posted on site).
• In case of unforeseen events preventing stay (e.g., natural disaster), we offer refund or rescheduling.
